FP&A Manager | 6-month contract (inside IR35) | £500 to £600 per day
We are seeking an experienced and commercially minded FP&A Manager to join a growing property business based in Central London. This role will lead budgeting, forecasting, financial modelling, and strategic analysis across a portfolio of real estate assets and development projects.
Key Responsibilities
Financial Planning & Forecasting
- Lead the annual budgeting and quarterly forecasting processes across property portfolios and corporate functions.
- Develop long-term financial plans for investment, development, and operational assets.
- Monitor financial performance against budget and forecast, identifying key variances and risks.
- Produce cash flow forecasts and liquidity analysis for projects and operating entities.
Financial Analysis & Reporting
- Deliver monthly management reporting packs with clear commentary and KPI analysis.
- Analyse portfolio performance including occupancy, rental income, operating costs, yields, and ROI.
- Support investment appraisals, acquisitions, disposals, and refinancing activities.
- Build and maintain financial models for development schemes, valuations, and scenario analysis.
- Provide insight into project profitability, capital expenditure, and operational efficiency.
Business Partnering
- Partner with operational and commercial teams to support strategic decision-making.
- Challenge assumptions and provide recommendations to improve financial performance.
- Present financial analysis and business cases to senior management and stakeholders.
- Support asset management teams with performance tracking and reporting.
Process Improvement & Controls
- Enhance FP&A processes, reporting automation, and data quality.
- Improve financial systems, dashboards, and BI reporting capabilities.
- Ensure consistency, accuracy, and integrity of financial information.
- Support audit and compliance requirements where necessary.
Key Skills & Experience
- Qualified accountant (ACA, ACCA, CIMA or equivalent).
- Proven FP&A experience within the property, real estate, construction, or infrastructure sector.
- Strong financial modelling and advanced Excel skills.
- Experience analysing property portfolios, developments, and investment performance.
- Excellent commercial acumen and stakeholder management skills.
- Strong analytical and problem-solving abilities.
- Experience with ERP and reporting tools such as SAP, Oracle, Power BI, or similar.
- Ability to communicate complex financial information clearly to non-finance stakeholders.
